You find it · We read it

You find the property.
We tell you what it is.

Send us any Greek listing — a townhouse, an apartment, a village ruin, a plot of land. An architect reads the building, the permits, the renovation cost and the life around it, and tells you what the photos won't.

Not an estate agent. We work only for buyers. No commission, no listings to push — a licensed architectural practice that reads every property on your behalf.

Greek regions

Choose the life first. Then read the property.

Greece is not one market. Start with the region: access, hospitals, water, seasonality, winter life and how the places inside it differ.

Dictionary

The words that catch buyers out.

Greek property vocabulary rarely translates cleanly. We close the gap between what a word seems to mean and what it costs you.

Αυθαίρετο
af-THE-re-to
Unauthorised construction

Built without a permit. Common, and not always a dealbreaker — but you need to know if it can be legalised or must come down.

Τετραγωνικά
te-tra-go-ni-KA
Square metres

The listed size — often creative. A "180m²" home may have 140m² of real living space once balconies and stores are removed.

Εκτός Σχεδίου
ek-TOS skhe-DHI-ou
Outside the town plan

Stricter building rules, bigger minimum plots, and services like water or fibre that may not reach.

Real example

What a review actually found.

The apartment looked perfect online. Two bedrooms, sea views, a generous balcony. The balcony was what sold it.

Family Move Property Check · Apokoronas, Crete

The balcony didn't exist on the building permit.

It had been added by a previous owner — no structural calculation, no permit, no record. Our inspection found the cantilever undersized: safe for now, not indefinitely. We costed a proper fix, the buyer used it to renegotiate, and the seller contributed.
