Greek property vocabulary rarely translates cleanly. We close the gap between what a word seems to mean and what it costs you.
Built without a permit. Common, and not always a dealbreaker — but you need to know if it can be legalised or must come down.
The listed size — often creative. A "180m²" home may have 140m² of real living space once balconies and stores are removed.
Stricter building rules, bigger minimum plots, and services like water or fibre that may not reach.
What a review actually found.
The apartment looked perfect online. Two bedrooms, sea views, a generous balcony. The balcony was what sold it.
The balcony didn't exist on the building permit.
It had been added by a previous owner — no structural calculation, no permit, no record. Our inspection found the cantilever undersized: safe for now, not indefinitely. We costed a proper fix, the buyer used it to renegotiate, and the seller contributed.
